“From the east comes light, and with it, understanding.” —Someone, sometime

A couple is just beginning their apartment hunt. They aren’t fixated on price or a must-have checklist—what’s guiding them (at least for now) is comfort with Manhattan’s east side, where they’ve lived and spent most of their time.

They’re also Hindu. Their faith isn’t dictating the search, but it’s a thread they’re keeping in mind as they weigh neighborhoods.

With that, three areas come to the surface:

• The Lower East Side (of course!)

• Gramercy

• The Upper East Side

After looking at what’s vacant, we found that the Lower East Side and Gramercy are dominated by smaller apartments—think studios and one-bedrooms. Meanwhile, the Upper East Side stands apart with significant inventory across all sizes.

Nearly 40% of UES listings are 3- or 4-bedrooms, making it an obvious pick—without even diving deep—for families or anyone seeking space.

But here’s the thing: a home search doesn’t happen in a vacuum. It happens for everyone, all at once. That means the advantage goes to those who act.

Based on the “StreetEasy” neighborhoods selected, I tapped into census data to understand how big these areas are—both in people and square footage.

Here’s where we landed:

Lower East Side

• Population: 65,191

• Housing Units: 31,409

• Tracts of Land: 11 (meaning 11 discreet zones making up the LES)

• Size: ~0.734 sq mi

Gramercy

• Population: 105,808

• Housing Units: 63,352

• Tracts of Land: 14 (meaning 14 discreet zones making up Gramercy)

• Size: ~0.976 sq mi

Upper East Side

• Population: 220,261

• Housing Units: 133,314

• Tracts of Land: 39 (meaning 39 discreet zones making up the UES)

• Size: ~1.678 sq mi

For those keeping score at home:

• LES — 65,191 people | 31,409 units | 142 available | 0.734 sq mi

• Gramercy — 105,808 people | 63,352 units | 583 available | 0.976 sq mi

• UES — 220,261 people | 133,314 units | 1,275 available | 1.678 sq mi

So what does this mean for our couple?

If they want the widest net, the Upper East Side wins.
If they want a smaller, denser enclave, Gramercy offers balance.
If they’re drawn to character and community, the Lower East Side will call to them—but they’ll need patience, because the inventory just isn’t as deep.
