(Common charge) holiday! It would be so nice.

222 East Broadway: Tower + Lofts

Having spent our past two transmissions telling (part of) the story behind the development and creation of 222 East Broadway, I want to share my firsthand observations — having taken a tour of the property and seeing five apartments across the tower and the lofts.

The Tower

Within the tower, I saw a one-bedroom, a two-bedroom, and a three-bedroom. The one- and two-bedroom units were both on the 19th floor, while the three-bedroom was located on the fourth floor.

The 1BR (#19B)

The one-bedroom was one of the building’s sponsor units, and was furnished to be warm and welcoming. (As I learned, it’s just about to go into contract. But, who knows! Let’s wait and see.) This specific, corner apartment had beautiful light — 12:30pm ET — floor-to-ceiling windows, elegant finishes, and lovely tile work in the bathroom.

It struck me as an excellent fit for a single person or a young couple without children — and frankly without pets — because it was not especially large, coming in at under 800 square feet. (It also had one full bathroom.)

The current list price is $1.25M with a 5-year holiday on common charges, i.e., as incentive the $1,344 monthly fee is waived until 2031. Keep in mind, too, that this unit was originally listed in 2022 for $1.485M. So, I think there is room to negotiate; I’d just be mindful over that five year common charge holiday, as that could impact resale.

The 2BR (#19A)

Next, on the same floor, I saw another sponsor unit — although this was unfurnished (unlike the photos above.) Again, beautiful midday light with floor-to-ceiling windows.

I viewed this apartment through the lens of my own household — a family of four with two boys who currently share a room — and based on the configuration, I don’t think it would work for us. The second bedroom felt too cozy, and there wasn’t enough viable storage. (Oh, the things we’ve accumulated. Do you also have three sets of the game Uno?)

That said, what’s nice about this (also) corner unit is that the bedrooms are at opposite ends, giving privacy that isn’t easy to come by. It also has 2.5 bathrooms, with one being a powder room by the entryway.

The current list price is $2.15M with a 5-year holiday on common charges.

The 3BR (#4A)

Later, we went down to the fourth floor to see a three-bedroom, three-bath sponsor unit. What made this unit unique was that it had a terrace. What struck me as odd, though, was the design of that terrace. It was only accessible from the central living area. The bedrooms — which flanked both sides of the living room and also had views of the terrace — did not have direct access to it. (The floor plan in the listing above illustrates this oddity.)

The primary bedroom in this unit had three closets. One might imagine this setup as one closet per partner with a third for storage, or perhaps one partner gets two closets and the other gets one. Still, it felt unusual to have three neighboring but unconnected closets.

The other bedrooms were relatively small. This unit was also empty — unlike the photos — which always makes it more difficult to assess livability compared to a furnished apartment. In addition, it wasn’t quite market-ready; there were still punch list items to be completed, such as missing caps on electrical outlets.

This was a useful reminder that the building itself is not yet fully complete.
