Andrew Gomez is wracked with guilt. Sunday was Mother’s Day. Andrew forgot. (Whoops.)

Also, his mother lives with him. (Uh-oh.)

It was sometime past noon when he actually remembered. After spending the morning lazing about, followed by an intense F45 class , he strolled into the apartment, calling out: “Mom? Mom?”

She didn’t hear him, so he tried a third time at a higher volume. “Mother?” And then it struck him.

It was Sunday. Mother’s Day. He hadn’t gotten a card. He hadn’t bought flowers . He hadn’t wished her a Happy Mother’s Day. He hadn’t said a single word of appreciation. (D’oh!)

Since his late father passed, Andrew’s mother, Dorothy, had been living with him on the Lower East Side. She kept mostly to herself. She read a lot. Oddly, she liked Bridgerton on Netflix . She liked it better with an afternoon shandy. She liked it even better when she looked at the beverage and said, “I burn for you,” in an off-kilter Cockney accent.

Dorothy walked everywhere . She was well. She was fit. She was on the lookout for Benedict Bridgerton, especially on Suffolk Street.

She got involved in the community, spent time at the Manny Cantor Center, occasionally attended a performance at the Abrons Arts Center , and met lunch buddies at Russ & Daughters Cafe on Thursdays, for an Eggs Benny, with coffee and two chocolate-covered macaroons. This was a decidedly un-Bridgertonian part of her routine.

So, when Andrew — an advertising technology account executive — remembered what he forgot, he decided to over-index on the apology.

Andrew was going to buy his mother a cottage .

One that she could get to easily. One that he could buy outright. One that, eventually, he might make into his own retreat.

Here were the parameters.

His maximum budget was $500,000 . He would pay in cash. Because he and his mother shared his car, he sought out a place his mother could take a train to , just in case he needed the vehicle. For this reason, the cottage had to be reachable by public transit.

Andrew looked along the Long Island Rail Road and Metro-North Railroad routes exclusively in his search, omitting New Jersey and Connecticut from the prospects. (Insert your preferred insults to New York’s Tri-State sisters here.)

The maximum Dorothy was willing to travel — well, really Andrew, but he pretended his mom was the excuse — was 90 minutes, so he used a maximum 90-minute train ride as his guide. He chose the nearest town to the respective 90-minute train stop as a reference point and then used his budget to shape the search from there.

It didn’t necessarily matter how many bedrooms or bathrooms, though he wanted at least two bedrooms. Size wasn’t especially important either. He just wanted to be sure that if he or Dorothy got on the train around 5pm, they’d be “home” before 7pm . Transit costs were not a massive issue, but he looked at those, too.

It could be a country home . It could be a beachside home . Or it could simply be an escape. Here’s what we came up with.

A.25 N. Washington Avenue, Centereach, NY 11720

Commentary: 25 North Washington Avenue in Centereach presents tremendous potential and has a lot of existing charm even in its current condition. The property feels warm and inviting, but because it is a foreclosure, it will likely attract strong competition — particularly from investors and fix-and-flip buyers.

While the home already has personality, it clearly requires meaningful updates and upkeep. The walls, flooring, and overall interiors are dated, and the unfinished basement adds another layer of consideration for future renovation costs. Given the $500,000 total budget, the property could prove challenging financially once necessary improvements are factored in.

Overall, it is an exciting prospect and could become a very rewarding project for the right buyer, though it may ultimately not be the best fit for Andrew Gomez and his mother.

Commentary: 176 Maple Avenue in Flanders is a very intriguing prospect, especially after its recent $36,000 price reduction. The home has been thoughtfully renovated on the interior, creating a striking contrast with the more modest, untouched exterior. Inside, the space feels clean and modern, featuring beautiful flooring, updated appliances, subway tile finishes, and a simple but tasteful design throughout.

One of the strongest advantages of the property is its single-level layout, which could be especially beneficial for Andrew’s mother. The home also offers a charming outdoor area with attractive stonework and a cozy yard that would be enjoyable during the warmer months.

The primary drawback is that the property has only one bathroom, which could become a concern if additional privacy and separation are important. (A Flanders insider also tells me that this location is “awkward,” but this is otherwise an exceptionally appealing option with a lot of character and livability.

Commentary: 50 Cedar Street in Stony Brook is an exciting prospect with serious upside potential. Priced $50,000 under budget, the property sits on a substantial double lot and offers approximately 2,500 square feet with five bedrooms and three bathrooms. The oversized lot adds meaningful value and creates flexibility for future use or expansion.

The major consideration, however, is condition. The property is being sold as-is, and with no interior photos available, the safest assumption is that it is currently uninhabitable. Whether the path forward is a full gut renovation or a complete teardown, the scope of work would almost certainly exceed the remaining $50,000 budget buffer.

Commentary: 130 Lafayette Road in West Babylon is a colorful option with a great deal of inherent charm. Despite its quaint appearance, the property offers meaningful interior and exterior space, along with a backyard and basement that provide opportunities for future upgrades or added functionality.

The current owner’s aesthetic is very personalized and vibrant, so cosmetic updates such as repainting would likely help modernize the space. The home also includes ramp access at both the front and rear entrances, which may have been important for the current owner but may not be necessary for Andrew’s mother at this stage.

Overall, if certain aspects of the home resonate with them, this could be a viable and flexible option with solid potential.

With multiple levels, bedrooms, and bathrooms, the home offers a comfortable balance of shared and private living space for Andrew and his mother.
