If you don’t know the Garcias by now, you simply have to meet them. They’re a lovely couple, recently married, looking for property, and want to strike a balance between affordability and an active lifestyle.
They’ve taken the Great $1M Tradeoff challenge, riding up Metro-North into Westchester, stopping off to see properties along 15 minute increments from work at Grand Central Terminal. The journey has taken them to:

Goldens Bridge
Each has had its respective merits—in some cases space, charm, architectural wonder, amenities. And, each has had its drawbacks—long commutes, expense, the need for upgrades, and possibly too far from Wu’s Wonton King.
Today, we look at our final property in this series, before we compare them. This one is on Manhattan’s Lower East Side—an overlooked option that *should* be on the radar.

At just 11 hours of commuting a month and a sub-$7K monthly cost, this co-op brings the ultimate “walkable lifestyle” dream to life. No Metro-North drama. No HOA dues. Just a quick subway hop from the skyline view you already wake up to.
As the Garcias ventured into the suburbs, they’ve enjoyed the temptations of space, grass, privacy, built-in laundry rooms, and even pools and in-house gyms. Back in the city, they’re forced to sacrifice many of those appealing amenities—but they get something major in return.
In this LES unit, they’ll appreciate a captivating view of the FiDi and the East River with serious visibility. There’s no Metro-North commute, just a breezy subway ride to Midtown, saving major time compared to the alternatives.
Not to mention the cost savings—this unit has many of its original features and will require a gut renovation, including new appliances. But at around $70K under the million-dollar mark, it’s more affordable than other options—and nearly $5,000/month cheaper than the priciest contender. That leaves serious room in the budget for a custom revamp.
If you're keeping score, that’s:
1/9th the commute of North Salem; and
~$4,600 less per month in carrying costs
Not bad for a co-op with skyline views and no driveway to shovel.

I identified properties priced at or below $1,000,000 near Harlem Line stops (plus one LES subway wild card) to compare commute time, costs, and ownership overhead. Assumptions include consistent walking pace, standard fares, and normalized monthly costs across property types.
