Sam’s a New Yorker, raised in Los Angeles , who returned to New York following his elite college matriculation in the northeast — where it must be even colder than it’s been in the Big Apple .

The circumstances for Sam are somewhat unique in that he has a disability , resulting from a childhood car accident. Wherever he goes, he will require the assistance of an elevator .
Sam’s budget is healthy for the LES, re: $600,000 to $900,000, and his credit will allow him to apply — and qualify — for a 30-year fixed mortgage at 6.25% interest , putting 20% down.

Commentary: This one gets low marks in the Marketing category. I mean, the images are literally photographs of on-screen photographs , revealing a moiré pattern to viewers. Another way to say it in three letters is “Boo!”
In these cases, though, it’s all the more reason to see a property in-person . While low-grade marketing is a turn-off and can frequently justify staying away, it can also mean less competition for something that may actually sell itself .
This building has very low overhead , and the interior of the unit looks clean and well-kept . Also, it’s one block from the Golden Diner , Bánh by Lauren , and The Ground .
