The Great $1M Tradeoff

Lately, I’ve been chatting with young couples pondering their next big move:
Should we stay in NYC?
Should we run for the hills and take refuge in the ‘burbs?
Can we do both?
What would I recommend?
Anchored to 10002, that’s an easy answer for me, personally. But I get it—it’s a real question, and it deserves a real answer. That means looking at the options both objectively and subjectively.
So today, let’s meet the Garcias—a recently married couple, excited about their future and thinking ahead. They might want kids. They might want pets.
What they do know? They want to become homeowners.
What they don’t know? Whether they want to be downtown or upstate.
Both work in Midtown.
They value convenience.
They’re open to a commute—if the trade-offs make sense.
Here’s the setup:
Budget: $1M, with 20% down
Financing: Excellent credit, conventional mortgage
Lifestyle: Ideally walking distance to the office or the train/subway
And here’s the test:
Route: We’re taking the Harlem Line of Metro-North—from Grand Central Terminal to Goldens Bridge (90 minutes out)
Method: Every 15 minutes along the line, we’ll stop and pick one property near each station—within budget—that fits our walk-to-train requirement
For each home, we’ll compare:
Commute time to Midtown
Monthly carrying costs, normalized for property type
Lifestyle factors — space, neighborhood vibes, and that elusive “feel” of a place
Then we’ll jump back to the Lower East Side for one final NYC comparison.
At each point, ask yourself: If I could have this much space, at this price, with this commute… would I do it?
