The Thomas family is doing some serious thinking

Emily Thomas grew up in New Jersey (and we won’t hold that against her ). She’s a young mom with an infant son , a full-time career , and a vision for the life she wants—and deserves—to lead.

As childcare and career begin to overlap (read: blur into one nonstop to-do list ), Emily’s starting to picture a future where family is just a little bit closer .

That might mean:
Help with daycare pickup
An extra hand when school’s closed…and school always seems to be closed!
A grandparent on deck when the baby’s sick

In other words: the crucial moments that make working parenthood possible.

Now, her partner’s parents live in the city—but as Emily puts it, there’s really no substitute for her mom , the one who knows everything best. The one she trusts. The one who raised her.

(I mean… moms just know, right? )

All of this to say: the Thomases, like our friends the Garcias (re: The Great $1M Tradeoff series), are thinking about the suburbs.

Emily works at 1 Penn Plaza, an easy Midtown West spot by MSG. This is an easy place to/from which to catch the subway or the commuter rail. (Yes, it would also open the door to Long Island, but let’s not go there now.)

Here’s what we know about the Thomases, their credentials, and their criteria:

  • Budget: Around $1M with a little wiggle room

  • Credit: Excellent

  • Down Payment: 20%

  • Mortgage: 30-year Fixed, 5.875%

  • Preferred New Jersey Transit Line: Northeast Corridor

To help the Thomases through this important process, we’ve run a similar exercise to our previous Westchester edition, The Great $1M Tradeoff, only this time, we’re heading west, into New Jersey, along the Northeast Corridor line. Every fifteen minutes (or roughly so), we’re stopping to see what life — and real estate — looks like there.

And, naturally, while we’re always happy to humor the would-be suburbanites, we can’t help but believe that the greatest value, potential, and richness of life resides right here on the Lower East Side. (That’s me, declaring an interest!)

True, every buyer is unique — shaped by their own mix of heartstrings, wallet strings, and family ties. But we’ll look at each property objectively: weighing commute time, total cost, and the constants that truly define value.
