Solving the Duplex Dilemma
Jamie and Morgan are pet lovers . Oh, do they ever love their pets!
They have two 15-pound Shih Tzus — Sun Tzu and Bronx Tzu — and three Scottish Fold cats — Fuddy, Duddy, and MacGillicutty .
The thing is, while they love their pets, their pets don’t always love everyone . Or, each other . Sun Tzu, nicknamed “The Cat of War” , has an ongoing beef with Duddy — i.e., he’s no Duddy buddy .
Jamie and Morgan have tired of renting and want to live close to a park and water where they can walk their dogs. They’ve been more prudent with their money than they have with choosing agreeable pets , and they’ve come up with a viable solution…a type of home with built-in separation, if needed .
A duplex .
Jamie and Morgan are fortunate in that they have money available , and they have considerable flexibility along with excellent credit . Basically, as long as the pets can be happy , they will be happy .
Regarding their plans, they intend to put 20% down and their goal is to spend less than $15,000 per month on overhead — i.e., carrying charges, taxes, and servicing their mortgage . (The rate that we’ll be using is 6.19% for a 30-year fixed mortgage .)
They want the Lower East Side .
Why? Morgan has fond memories of the potato knishes at Yonah Schimmel’s and wants to be close by. (Hey, you k’never know . People have moved for lesser reasons than that .)
Below are the properties that they’ll be seeing . Let’s first acknowledge that there is a significant range between pricepoints , but we’re evaluating based on monthly overhead ($15,000) — and pet happiness — alone.
