Best under $1M: Wrap-up & takeaways
The "Best Under" Series

Over the past ten posts, we’ve looked at listings between $750,000 to $1 million in 10002 through the eyes of three different buyers:
Emma — a savvy professional ready to buy her first apartment (Go, Emma, go! )
The Wilsons — a growing family seeking long-term stability, space, and a specific neighborhood
Herman — a retiree and walk-everywhere kind of guy, living on a fixed income
Each scenario required distinct inputs and scoring, which I ran through The Marketizer—my technology and special sauce—evaluating unit condition, building reputation, floor height, layout, and long-term value.
Emma’s Journey
With an $850K budget and a desire for light, elevation, and future appreciation, we found five solid options—including two 2BRs, a rare terraced unit, and a few Seward Park standouts.
Initial consideration: 385 Grand Street #L1807 — high floor, light from two sides, balcony, and likely room to negotiate after 150+ days on market. But when we factored in renovation (and carrying) costs, automotive and parking expenses, and a vacation, the numbers stopped working. (Emma is doing well, though!)
Best fit: 415 Grand Street #E1203 — lowest price of the bunch, centrally located, and room in the budget to breathe or upgrade. In the end, Emma could purchase and upgrade her airplane tickets. Hello, Comfort Class!
The Wilsons’ Search
Looking for 2–3BRs, ~1,000+ sq ft, under $999K and below the Mansion Tax threshold, we landed on five finalists across East River, Seward Park, and Cherry Street.
Initial consideration: 577 Grand St #F504 — a 2BR with courtyard views and a smart layout. Budget-friendly and move-in ready. But life threw us a curveball: What if Lady Wilson needs to work from home—or finds herself expecting Baby #2?
Best fit: 575 Grand St #E605 — a true 3BR with a courtyard view, room for an office or nursery, and a long-term upgrade path (that half-bath could become a full). It’s nice to have options.
Herman’s Hunt
He’s healthy, independent, and walking everywhere—from dumplings on Eldridge to the Rubin Museum in Chelsea . With a $775K max budget and $4,500/mo cap, we landed on a focused short list:
Initial considerations:
550 Grand Street #J2F — 2BR in Hillman with low monthly overhead
415 Grand Street #E1203 — again, showing up strong
477 Fdr Drive #M1605 — a high-floor East River 2BR with views
But emotion entered the mix: if Herman has a dear friend in Hillman, that proximity may tip the scales.
Best fit: 550 Grand Street #J2F — under budget, spacious, quiet, and practical.
Takeaways to Keep
In a city like New York—and especially on the Lower East Side—the Best Under $1 Million (or whatever your budget) is never about finding the perfect listing. It’s about finding what’s right for you.
The numbers matter. There are many pros and cons to weigh, plans to make, and hedges to consider. But with an honest and thorough process, the right home will reveal itself.
Remember, the market is competitive and properties can move quickly—especially the highly desirable ones. While you may miss one if you’re not ready, take comfort in knowing that another one may be right around the corner…like this 18th floor unit in Seward with a terrace.
