Best under $1M for Herman: Deep dive

If you’re new to the View, we’re looking at purchase options under $775K for Herman, a retiree on a fixed income who enjoys getting around by foot. Here’s what he wants and what he’s working with:

Purchase Budget — $775K or less
Monthly Overhead — Under $4,500 (including mortgage + carrying charges)
Location — Excellent walkability, ideally close to the East Village, West Village, and Gramercy
Space — 1 bedroom, 500–600 sq ft (comfortable, not wasteful)
Lifestyle — Wants to reach shops, museums, and restaurants on foot
Risk Tolerance — Conservative; aiming for stability and long-term value

Before diving into listings, here are a few financial assumptions:

Herman has excellent credit
He can bring significant equity to the table—or even make an all-cash offer. However, due to his fixed income, he may not qualify for a large loan under standard debt-to-income thresholds
If financing, we’ll assume an interest rate of ~6.7% with 20% down

Having run our options through The Marketizer, here’s what we got:

550 Grand Street #J2F — $709,000

  • Purchase Budget — Achieved

  • Monthly Overhead — $3,566/mo

  • Location — Grand Street & Willett Street

  • Space — 2BR, 1BA, ~1,000 sq ft

Comments: One of the more budget-friendly picks, this property sits in the Hillman Housing Co-op. Herman can enjoy a quiet setting, two true bedrooms, and good value on a per-square-foot basis.

415 Grand Street #E1203 — $728,888

  • Purchase Budget — Achieved

  • Monthly Overhead — $4,479/mo

  • Location — Grand Street & Clinton Street

  • Space — 1BR, 1BA, 664 sq ft

Comments: For $20K more, Herman can move into Seward Park Housing Cooperative (but sacrifice 300+ sq ft and a bedroom). Unlike the Hillman unit above, which is on the second floor, this one is on the 12th—offering a more scenic vantage point. Whether that matters to Herman, though, is unclear.

Red flag: Monthly overhead is right at Herman’s max—any increase could stretch his comfort. And let’s be real: carrying charges tend to go in one direction...

477 Fdr Drive #M1605 — $750,000

  • Purchase Budget — Achieved

  • Monthly Overhead — $4,355/mo

  • Location — FDR Drive & Grand Street

  • Space — 2BR, 1BA, 1,095 sq ft

Comments: Spacious unit with river views and great light. It’s steps away from the newly-opened—but still being constructed—East River Park, with scenic walking paths, ferry access, and prime people-watching.

However, it's the farthest east of the bunch—adding some distance to the usual city conveniences. (P.S. Emma might be hot on the trail for this one too! )

50 Henry Street #7B — $795,000

  • Purchase Budget — Over budget

  • Monthly Overhead — $4,673/mo

  • Location — Henry Street & Market Street

  • Space — 1BR, 1BA, 760 sq ft

Comments: Lovely pre-war condo with a private balcony and open views. It's the priciest of the group but has been sitting on the market for nearly 100 days—so there's room for negotiation.

Red flag: Over both budget limits, and it's the second smallest of the bunch. Also, it's been virtually staged—so a visit is a must to get a true sense of the condition.

550 Grand Street #GGE — $799,000

  • Purchase Budget — Over budget

  • Monthly Overhead — $4,695/mo

  • Location — Grand Street & Willett Street

  • Space — 2BR, 1BA, ~1,000 sq ft

Comments: Similar to J2F (also in Hillman), but priced higher. Great light and layout, plus it’s on the ground floor—potentially ideal for Herman’s ease of access and mobility.

Red flag: Over both budget limits.

That said, it’s nearly move-in-ready, features a washer and dryer (), and has been listed for 100+ days—so a strong down payment could bring the monthly costs down

So, what’s the move? A Hillman unit? Or something closer to the East River or Seward Park?
