  • Space — 1BR w/ light from two sides + ~60 sq ft balcony on the 14th floor

Comments:
G1403 offers a blend of monthly cost and features. Located in Seward Park Housing Cooperative—a well-situated, well-run co-op—it’s a strong contender for solo living and future upside.

Red flag: No interior photos. This could indicate the need for renovation or a lack of staging resources.

385 Grand Street #L1807 — $830,000

  • Purchase Budget — Achieved

  • Monthly Budget — ~$5,727/mo

  • Location — Excellent, at Grand & Suffolk St

  • Space — 1BR w/ light from two sides + ~60 sq ft balcony on the 18th floor

Comments:
Four floors higher than G1403 with Midtown views. Dated but appears in good condition. The Seward reputation makes this a solid bet for appreciation.

Been on the market for 150+ days = Negotiation potential.

417 Grand Street #D1903 — $895,000* (Over Budget)

  • Purchase Budget — Over by $45K

  • Monthly Budget — ~$6,226/mo

  • Location — Excellent, at Grand & Clinton St

  • Space — 1BR w/ light from two sides + ~120 sq ft terrace on the 19th floor

Comments:
Double balcony with harbor views and good condition. A rare terraced unit in Seward.

Red flag: Over budget, but has been on the market for 75+ days. The rarity of a terrace may justify the premium.

415 Grand Street #E1203 — $728,888

  • Purchase Budget — Achieved

  • Monthly Budget — ~$4,916/mo

  • Location — Excellent, at Grand & Clinton St

  • Space — 1BR w/ light from two sides, 12th floor

Comments:
No balcony, but excellent value. This unit frees up budget for renovations, a stronger down payment, or other financial flexibility.

477 FDR Drive #M1605 — $750,000

  • Purchase Budget — Achieved

  • Monthly Budget — ~$5,403/mo

  • Location — Good, at FDR Drive & Grand St

  • Space — 2BR w/ light from two sides, 16th floor

Comments:
A rare opportunity to snag a true 2BR on a high floor with views of the Williamsburg Bridge and East River. No balcony, and farther east in East River Housing Cooperative. It’s also been on the market for 150+ days, which could mean there’s a red flag…or a chance to be aggressive on an offer.
