Today, we’re kicking off a new series: “Best Under $1 Million” —exploring real listings in the 10002 zip code (Manhattan’s Lower East Side) through the lens of three unique buyers, each with different priorities, price points, and constraints.
The goal? To help others—perhaps you—tune in to signal and tune out the noise.

Each scenario is built on real market data, deep analysis, and custom-built scoring criteria—my “special sauce” —to evaluate affordability, layout, monthly costs, and investment potential.
I’ve pulled properties priced from $750K to $1M (allowing a little wiggle room), and narrowed them down to fit each buyer profile’s specific parameters. With a pool just shy of 25 total properties, we’ll make targeted recommendations, ranking the outcomes based on each client’s goals and constraints.
