Another framework? (Yawn.) Except this A.C.T.I.O.N. plan really works.

The A.C.T.I.O.N. Framework

November 16, 2025

Everyone approaches home-buying differently. Most start by browsing. Others tally up bank accounts and stock holdings, while others have a conversation with lenders. Some have done it before and draw on past experience, while others figure it out as they go.

Wherever you start, one truth holds: a clear process can bring calm to what can otherwise feel chaotic.

Buying a home has its highs and lows, bursts of momentum and periods that test your patience. But with a framework in place, that same journey becomes purposeful — and even deeply rewarding.

To help home-buyers move from chaos to confidence, I created A.C.T.I.O.N. — a six-step framework designed to simplify the journey, reduce the stress, and keep you grounded in both excitement and realism.

Over the next series of posts, I’ll unpack A.C.T.I.O.N. one step at a time, in abridged fashion. Here’s what A.C.T.I.O.N. stands for:

Aspire. Calibrate. Triage. Interview. Onboard. Navigate.

I invite you to follow along with this “A.C.T.I.O.N.-packed” series, but you can also skip to the end and download the complete More For LES Take A.C.T.I.O.N. Guide at any point.

Ready to begin?

STEP 1 — Aspire: Let your dreams stretch beyond what seems within reach.

Every home search begins with imagination — not limitation.

Before diving into spreadsheets and mortgage calculators, take a moment to dream. Think about how you want to live, not just where. What inspires you? What do you want to wake up to every day?

At this stage, explore — don’t edit. Wander. Gather. Collect. Build a visual collage of places, colors, textures, and moods that make you feel alive. Whether that’s a beach bungalow, a penthouse, or a small house with a giant yard — this is your creative blueprint.

If you’re buying with a partner or family, share your dream boards with each other. It’s amazing how early conversations and show-and-tells about “what feels like home” can reveal alignment — or differences you’ll want to address early.

Your dream deserves to exist and take shape before reality steps in.

Looking at Aspire within 10002: If you’re focused on the Lower East Side, it’s worth looking at high floors with views in One Manhattan Square (like this) or spiral-stair duplexes in East River (like this) or terraced penthouses on Clinton Street (like this). These units may not be practical for your living situation, but you may learn something about yourself — or your partner — by starting with a dream.
