We’re on Day 3 of the A.C.T.I.O.N. Framework — a guide built to help you navigate the home-buying process with focus, stamina, and confidence. Whether this is your first purchase or one of many, the goal is to keep you going through the ups, downs, and in-betweens — and help you land happily on the other side.

In our last post, we explored Calibrate, which was all about tuning your dreams to your means — grounding imagination in financial reality. (It’s a little less fun than dreaming, I guess. Unless you have an Elon Musk-sized compensation package. Geez.)

Today, we’re diving into Triage, the stage where you start ranking what truly matters — your must-haves, nice-to-haves, and deal-breakers — so you can move forward with intention and purpose. (It sounds medical, and in a way it is. Read on and find out — N90 masks optional.)

STEP 3 — Triage: Rank what matters most to you in the real (estate) world.

Now we move from dreaming to defining.

What are your must-haves, nice-to-haves, and deal-breakers? Is it light, space, location, or something intangible — the feeling when you walk in?

Start ranking priorities together, on paper. You’ll be surprised what emerges. Maybe that second bathroom isn’t essential, but a quiet corner for morning coffee absolutely is.

This step is about alignment — with yourself, your partner, and your budget. Because once you start seeing listings, everything moves faster.

Clarity now prevents frustration and regret later.

Looking at Triage within 10002: On the LES there are many ways to frame this. Would you like to wake up and have a view of the water, or would you like to be steps away from Doughnut Plant on Grand Street? Do you need access to a daycare center that stays open until 6pm, since you don’t work at home and need some extra buffer for pickup?

Sometimes it’s about the building or its location, and sometimes its something else. Step 3 will help you to hone in on what matters and eliminate what doesn’t.
