Regardless of whether Santa visited last night, you can enjoy today’s post with or without whatever’s left of your stash of cookies and milk.

In 20 Years, 4 Co-ops, & 10002 , our longitudinal study covering Seward, East River, Hillman, and Amalgamated, we look at the co-ops from a macro perspective, i.e., on the whole. But, we also look at them as 12 micro-markets, i.e., as individual buildings.

When you think about it, there are few places in Manhattan where buildings exist on unique or different streets, yet are part of the same organization. On the LES — and particularly among these four co-ops — it’s commonplace.

But, does this translate to meaningful distinction at the macro or micro level?

Across the four co-ops, activity indeed varies from one physical structure to another. Some buildings generate persistent listing volume; others appear far less frequently but transact with greater consistency once units come to market.

Here’s what we saw in terms of the Top 5 Buildings by Listing Volume:
413–417 Grand Street (Building 2, Seward): 358 listings
208–212 East Broadway (Building 3, Seward): 351 listings
477 FDR Drive (Building 4, East River): 289 listings
455 FDR Drive (Building 1, East River): 276 listings
575 Grand Street (Building 2, East River): 272 listings

And here’s what we saw in terms of Top 5 Buildings by Sales Volume:
570 Grand Street (Building 3, East River): 133 sales
477 FDR Drive (Building 4, East River): 123 sales
455 FDR Drive (Building 1, East River): 123 sales
264–268 East Broadway (Building 1, Seward): 120 sales
208–212 East Broadway (Building 3, Seward): 119 sales

Of course, we must caveat — and you can see my lengthy list of excuses here — that there is no 1:1 link between listings and sales.

What is clear, though, is that two Seward Park buildings generate the highest listing volume across the entire dataset: 413–417 Grand Street (Building 2) and 208–212 East Broadway (Building 3).
