For more than a week, we’ve traveled with the Thomases from Midtown to Hamilton, New Jersey and back to the Lower East Side . We’ve seen co-ops and townhouses, MTAs and HOAs, club houses and... club sandwiches.

(Okay, no, there were no club sandwiches.)

Now, it’s Decision Day.

If today’s your Day 1, here’s what you need to know: Emily Thomas and her young family are considering the suburbs. They’re weighing the big stuff: family proximity, space, commute time, cost .

Their approach? Hop on NJ Transit’s Northeast Corridor Line and tour homes every 15 minutes down the tracks. Also, Emily works at 1 Penn Plaza —which makes commuting a breeze from anywhere that hits Moynihan Train Hall (Penn Station) .

Commuting Time Breakdown:

Midtown co-op at 340 West 55th St: 12.5 hours/month
Lawrenceville’s 36 Birdie Way: 83+ hours/month = ~42 full days/year on a train

That’s a lot of true crime podcasts—and a lot of time to wonder, after she gets the inevitable call that her kid is sick at daycare, if she should call the pediatrician.

Budget Breakdown: The $1M target was flexible (thankfully), because the price range was wide:

Most affordable all-in: 530 Grand St #E8C (LES) at $6,296/month = ~$76K/year
Commute: ~14 days/year = best cost-to-time ratio
Most expensive: 12 Edgewood Rd, Edison at $8,519/month = ~$102K/year
Commute: 32 days/year

If proximity to Emily’s mom is the top priority, the choice is obvious (we’re just not saying where mom lives ). If space is king, then the Somerset castle—at nearly 1/5 the price per square foot of the Midtown apartment—has the crown .

But here’s the sobering truth: The farther you go to stretch your dollar per square foot, the more it costs in time—and time is a non-renewable resource.

The Thomases get it. They value investing and retaining $25K/year (that’s the annual difference between the LES and Edison homes)—and clawing back 18 precious days not spent commuting . That’s more time to parent, as well as more budget to hire emergency help if Emily or her partner get stuck at work and the baby is running a fever at daycare.

There are many lenses to look through, but when the LES comes into focus... it’s hard to look anywhere else.
