After analyzing and enriching data from buildings across Manhattan, I’m serving up insights designed to save you time and money.
In the last post in this series, I recommended that the Wilsons—a family of three with a love for the LES and a desire to live in the neighborhood long-term—opt for 577 Grand St #F504, a 2BR in East River Housing Cooperative over two 3BRs, 570 Grand St #H405 and 575 Grand St #E605, also in East River.
Then, as life tends to do, it threw in a curveball : What if Lady Wilson needs to work from home or finds herself expecting Baby #2?
I still believe the 2BR is a strong option. However, the Wilsons didn’t prioritize having a balcony—maybe they even find elevated outdoor space beyond their comfort zone, especially with one child.
Where does this leave us?
First, if outdoor space is a concern but the 2BR isn’t, I’d definitely suggest checking out 210 East Broadway #H1401. It’s listed at $950,000, but there’s a broker note that says it’s really $875,000. This layout is similar to the 3BRs—just a 2BR version—but it’s in Seward Park Housing Cooperative, which is more centrally located, closer to Essex Market, and to the best pickle spot in North America.
However, given the revised criteria, I’m going to recommend:
Why?
Compared to the other 3BR (570 Grand St #H405), it’s slightly higher up and has a lovely, quieter courtyard view. Lady Wilson can use the third bedroom as an office or a nursery, giving the family room to live and work.
Moreover, when things start to feel cramped, the family can upgrade the half bath to a full—giving the parents a much-deserved and appreciated private space free of all the disgusting (or charming) leave-behinds kids desert in the bathroom.
