A family-sized terrace with a $2M reality check

$2M Terraces on the LES

September 26, 2025

Nicos, an Astoria native, has built his career in urban planning. His wife, Elena, a celebrated fantasy novelist, spends her days weaving characters and worlds—occasionally pausing to reflect, and soon from a terraced vantage point.

Next up, they’ll saunter down to East River Housing Cooperative. The unit on-hand: 577 Grand Street #F1904 [https://streeteasy.com/building/east-river-coop-575-grand-street-new_york/f1904]

Property overview: 577 Grand Street #F1904 is a co-op with ~1,300 sq ft, 3 bedrooms, 2 bathrooms, and is situated near lovely (and renewed) East River Park .

List Price: $1,750,000

Highlights
Rare terrace co-op with three true bedrooms
Lowest monthly overhead (~$10,920)
Property taxes included in maintenance (as it’s a co-op)

Considerations
Co-ops tend to be more restrictive, particularly with respect to subletting
Location-wise, this is phenomenal for park access; less so for public transportation (namely subways)

Fit
Strongest value in the set. Ideal for buyers seeking community, space, and family living at a lower monthly cost.

I’ll throw in some inside baseball : I’ve seen this unit—I’ve even put an offer in for it. It’s phenomenal, and it’s actually 5.4% less now than when it was listed in January 2025.

Here’s the catch : I still think it’s overpriced, as it requires a complete renovation. That means it will likely meet or exceed the $2M budget, likely putting it out of reach for our clients—and requiring that they wait 6–9 months post-closing to move in.

Just the same, this is a full terrace with access from the primary bedroom and (presumably) the living room.
